vraagprijs
Dutch housing-market word
“asking price” — which in Dutch house-buying is a starting bid, not the price

Vraagprijs is the asking price a seller lists for a house — but in the Dutch market it rarely is the price. In 2026, buyers bid above the vraagprijs on nearly three in four sales, by about 8% on average. So when a 28-year-old first-time buyer in Den Haag says she bought onder de vraagprijs — under the asking price — that is the unusual, enviable outcome, not the norm.

The matching verb is overbieden, “to overbid” — the thing almost everyone expects you to do. In the clip she puts a number on it: “zes duizend euro onder de vraagprijs geboden,” six thousand euros under asking. Her advice for nervous first-time buyers: don’t wait for the perfect listing — “gewoon op die trein springen,” just jump on that train and see where it goes.
